    Fill out the online form provided by DepositSmart.

    Provide Documents

    Supply standard items — the last rates notices, loan statements for property that you already own, and the Contract of Sale.

  3. 03

    Submit

    Your information is sent to Mortgage Express or DepositSmart so that it can be underwritten.

  4. 04

    Approval

    Underwriter approval is typically granted within 24 hours.

  5. 05

    Issuance

    Once the one-off bond fee is paid, the Bond Certificate is issued to you so that you may forward it to your solicitor.

Deposit Bonds, explained.

What is a Deposit Bond?

It is a financial guarantee issued by HDI Global Specialty, an AA-rated insurer, that serves as a substitute for a cash deposit until settlement.

How much does it cost?

You pay a single one-off premium (e.g., 3.6% of the deposit amount, not the house price, per annum or part thereof) with no ongoing interest.

Is it secure?

Yes. Bonds are underwritten by global insurer HDI Global (rated AA-), making them trusted by banks.

Do I need a personal guarantee?

No, the insurer typically does not request personal guarantees for the bond.
